London Hatter to go under the hammer with £850k guide price

The site of a former pub in Luton will go under the hammer after its unexpected closure last month.

The London Hatter, on Park Street, closed its doors for the last time on February 21 after JD Wetherspoons made what it called a ‘commercial decision’ on the site.

On March 21 the Hatter’s freehold will go under the hammer with Allsop Residential Auctions in London.

It has a guide price of £850,000-£900,000.

The ground floor, five parking spaces and one upper floor is included in the offer, the pub is part of a larger building but the remainder of which is not up for sale.

An advert for the property states that JD Wetherspoon let the pub for £61,000 per annum and reminds potential bidders that a large population of University of Bedfordshire students is nearby.

The advert states: “The property is situated in the town centre on the south west side of Park Street, opposite the University of Bedfordshire and a short distance from the pedestrianised George Street.

“There are several sites nearby undergoing redevelopment to provide student/residential accommodation.

“Occupiers close by include Iceland, Cash Converters and Coral with Marks & Spencer a short distance away.”

The London Hatter – which replaced Legends nightclub – was first opened in July 2011 after a £960,000 refurb of the building.

Over the years it has been included in the Campaign for Real Ale’s Good Beer Guide for the quality of its selection.

When announcing news of the pub’s impending closure, Wetherspoon spokesman Eddie Gershon said: “Staff at the pub will be re-employed at other Wetherspoon pubs.

“The company operates other pubs in Luton and hopefully The London Hatter customers will choose to go to those.”

JD Wetherspoon continues to run The White House on Bridge Street, Luton, and The Gary Cooper in Court Drive, Dunstable.
