The first release of 50 zero carbon ready homes at Hayfield Lakes is now available for off-plan sales.

Located next to a new 292-acre nature reserve and lake in the picturesque Bedfordshire village of Clophill, Hayfield’s £25m development will offer a greener way of living, thanks to air source heat pumps, energy-efficient underfloor heating, electric vehicle fast-charging points, and fibre optic broadband.

Accessed off Shefford Road within semi-rural Central Bedfordshire, a range of three and four-bedroom family homes are priced from £575,000 to £870,000. Two-bedroom bungalows and five-bedroom executive homes will be included in future releases.

Off-plan sales will be taken from a dedicated Sales Lounge that has been created at Hayfield Gate in the nearby Bedfordshire village of Clifton. A large interactive model of the Hayfield Lakes scheme will enable interested parties to take a closer look at the site layout and various house designs.

Kelly Sharman, Sales and Marketing Director of WhatHouse? ‘Housebuilder of the Year’ Hayfield said: “The superior quality and design of our Hayfield Lakes homes reflects the unique location – on the edge of a waterside nature reserve. Delivering lakeside living to this charming Bedfordshire village is exciting, and we are proud that the zero-carbon ready specification will enable future homeowners to enjoy an eco-efficient lifestyle. In contrast to the highly sophisticated interiors, the architectural detailing for the 50 homes will be traditional, to maximise kerb appeal and reflect Clophill’s period properties.

First come first served

“The early interest in Hayfield Lakes is very high and we expect to have a handful of homes reserved within the first week. Appointments are being made on a first come, first served basis, enabling proceedable buyers to choose their preferred home and plot, while benefitting from pre-show-home prices. The first houses will then be available to move into during the autumn.”

The Greensand Trust is currently underway with work to create Clophill Lakes Nature Reserve, which will be accessible via a dedicated pathway from Hayfield Lakes. The new community facility is a haven for rare wildlife and waterfowl, including otters and kingfishers. Hayfield’s development will also incorporate Public Open Space, new habitats for wildlife, a children’s play area, and the vast majority of existing trees and hedgerows will be retained and enhanced.

Hayfield’s reputation in Central Bedfordshire is well-established, with the 200 homes at Hayfield Gate in Clifton, and at Hayfield Place in Silsoe – which neighbours the village of Clophill – now in the final phase of construction.

Grand designs

The Eaton – Hayfield’s largest house design – will be introduced to Bedfordshire at this new scheme for the first time, reflecting the aspirational target purchaser profile. Hayfield Lakes has been designed with a high degree of consideration to the local vernacular, with features including timber and brick detailing. Predominantly heritage red brickwork will be complemented by dark grey feature window frames, traditional brown and grey roof tiles, and render in key locations.
